Small extension, big transformation

Trinity Cottage is a project very close to home for our practice, and as such has undergone many design revisions to get it perfect for the occupants.


A historic brick and stone, slate and thatched end of terrace house in the conservation area of Loders, Trinity Cottage had been struggling to keep up with the demands of 21st century living. In 2025 it was about time for a complete refurbishment to futureproof the house and provide some much needed extra space at ground floor.  We worked closely with the client to design a modest kitchen extension with a timeless design, opening up the ground floor of the house to provide a spacious and light filled kitchen and dining area and freeing up space for utility, coats, a downstairs wc, a larder and other practical areas that were previously lacking.

The cost of the project was approximately £160,000 and the resulting building has added significant value to the house through the addition of the renewable technology reducing running costs and the overall feeling of light, space and the improved was the house flows and works for the occupants.

The new space and removal of internal walls in key places has transformed the house. The kitchen is now functional and also a great gathering space around the central island. The bifold doors open onto the terrace which will be open all the time in the summer letting the morning light flood into the room.


Alongside the changes, the house has been upgraded with the latest technologies. An air source heat pump and new underfloor heating has replaced the oil fired boiler and are proving to keep these open rooms at a consistent temperature resulting in a cosy and warm feeling throughout. The new composite doors and windows have also improved the performance of the house significantly, with no drafts or damp issues the house has a new level of comfort for the occupants that has surpassed their expectations.

Maywind - West Bay

Maywind was originally constructed as a timber framed cabin style building with sea glimpses across West Bay and a small but special garden with stream running through. The existing building didn't make the most of the eastern views available or connect to the garden which was so central to their lives, so 

a reconfiguration was needed to make the house work for them.

We worked with them to create a bright and uplifting kitchen and dining space, with views of the fields to the east and the garden around the house. Doors that open onto the northern garden allow the inside and outside spaces to work as one. We also updated the entrance and made a wide central corridor leading you through to the living spaces at the back of the house, which immediately makes the house feel generous and welcoming.

New windows and cladding throughout lift the house and the new highly insulated timber frame elements which almost totally surround the original core of the building mean this house is highly insulated and feels like a new building.

Sea fret - Jurassic Coast

​​This large hipped roof bungalow that sits proudly on the Coast Road between Burton and Abbotsbury with its lantern observation room was in need of complete remodelling.  Over the years the addition of conservatory and various other extensions at the back had made the ground floor plan quite deep, so the majority of main living rooms were much darker and inward-looking by contrast, and were in need of complete reimagining. 


We have replaced the rear and side extensions to be able to make clearly legible spaces that flow and connect and to allocate the right rooms to light or dark uses.  In the lighter areas with access onto the garden there is a lofty kitchen with skylight and vaulted ceiling, dining room with glazed doors, and new window into the hallway opposite the entrance, so these areas will become bright and outward looking. Meanwhile the centre of the house has become a rich library, making use of the darker area for an inward-looking room that is lit carefully with lamps and a place for quiet study.​

Due to the house’s remote location, a lot of its current services are provided by off-grid systems, which were upgraded and modernised as part of the works. A new package treatment plant replaced a septic tanks, and MVHR system was added and electric heating from an air source heat pump installed to replace the old oil-fired boiler. A large solar panel array was added across the roofs so that the house can harvest its own energy to power this technology. 

 

The rainwater harvesting system was also upgraded to supply the fresh water for the house.

Orchard House - Burton Bradstock

Orchard House is a 1930s house in the village of Burton Bradstock, on a site that spans a historic mill lane and a wider lane out to the open countryside.

 

The clients came to us to design an infill extension to provide much needed utility and bathroom space for the main house, and to replace the existing conservatory with a beautiful garden room that would connect them to the outside and floor their kitchen with light.

 

The clients wanted a bright and uplifting space for family gatherings and relaxing in.

​

Crittal style windows and a complete glzed gable achieved what they were looking for successfully.

Underfloor heating in the extension and upgrading of the house all round ensured consistent and comfortable temperatures and better performance of the finished house.

West Mead - Bridport

This Oak framed extension in Bridport was built for our clients in 2017 by a skilled team of local builders and carpenters.

 

The clients wanted to replace the conservatory and create a space that connected kitchen and dining areas at ground floor to the garden at the rear and also provided a new bedroom above.

 

By opening up the entrance hall we made the house feel larger, lighter and more welcoming when you enter. In the old darker kitchen area to the front of the house we could then fit a boot room, WC and larder.

 

Now complete this extension has transformed the previously snug cottage into something much more special and provided valuable extra family space connected to the garden.
